StartSmart is your means of getting the best value for your construction dollar. Our proprietary preconstruction process is one of the primary reasons why clients choose JM Coull.

When we actively manage the design phase of your project, you will have accurate cost information and expert constructability and technical systems advice with which to make sound decisions. Our collaborative tools improve communication and efficiency, giving you more information for less money.

StartSmart puts you in control and removes your risk. You invest incrementally in the information you need to move confidently to the next step. Once you approve a guaranteed maximum price for the project (including your up-front expenditure), we assume all risk of cost overrun and deliver your facility at or above the established quality and performance specifications and within the contracted schedule and price.

Here’s how StartSmart™ works:
Phase 1: Relate and Discover
  • We learn more about you so we can propose a process specifically tailored to your needs.

    • Phase 2: Scope It Out
  • Using technologically advanced tools and expert knowledge, we work with you and the architect to develop the project sufficiently to generate enough information about program, appearance, layout, cost and schedule to make decisions about moving forward.

    • Phase 3: Remove the Risk
  • Develop the details until all parties—owner, architect, engineer and contractor—agree that the design, cost and schedule meet the project goals.

    • At this point, you have positioned your project for success and are ready to move ahead with JM Coull for the construction phase of your project.
